Most of the participants are very familiar. The most recognizable entity in the transaction is the real estate agent. Then, the mortgage company provides the financial capital needed to fund the transaction. And ensuring all areas of the sale are completed and that the title is clear to transfer from the seller to the buyer is the title company. So, what party is responsible for making sure the property is worth the purchase price? In comes the appraiser. We provide an unbiased opinion of what a buyer could expect to pay — or a seller receive — for a parcel of real estate, where both buyer and seller are informed parties. Inspecting the subject propertyTo determine an accurate status of the property, it's our duty to first conduct a thorough inspection. The inspection often includes a sketch of the house, ensuring the square footage is proper and conveying the layout of the property. This figure usually sets the upper limit on what a property would sell for. It's also the least used predictor of value. ![]() Paired Sales AnalysisAppraisers get to know the communities in which they work. They innately understand the value of particular features to the residents of that area. Then, the appraiser looks up recent sales in close proximity to the subject and finds properties which are 'comparable' to the subject being appraised. Using knowledge of the value of certain items such as upgraded appliances, extra bathrooms, additional living area, quality of construction, lot size, we adjust the comparable properties so that they are more accurately in line with the features of subject.
An opinion of what the subject might sell for can only be determined once all differences between the comps and the subject have been evaluated. Valuation Using the Income ApproachIn the case of income producing properties - rental houses for example - we may use a third way of valuing real estate. Putting It All TogetherCombining information from all approaches, the appraiser is then ready to state an estimated market value for the subject property. It is important to note that while this amount is probably the strongest indication of what a house is worth, it may not be the price at which the property closes. There are always mitigating factors such as the seller's desire to get out of the property, urgency or 'bidding wars' that may adjust the final price up or down. But the appraised value is typically employed as a guideline for lenders who don't want to loan a buyer more money than the property is actually worth.
